Payment of the Security Deposit, equivalent to one month’s rent, will be required for the student to bind a contract to secure housing. If upon arrival the Student wishes to change his/her mind for any reason whatsoever and with no questions asked, a full refund will be promptly provided if the funds have been received into our bank account. A full and immediate refund will also be provided if, within 24 hours after arrival, a student is not satisfied and wishes to cancel the lease contract.
An electronic version of the Residential Lease Agreement will be sent for the Student’s review, approval and signature. A scanned copy of the Agreement will be initialized, signed and returned to the Landlord by the Student immediately upon receipt of payment of the Security Deposit.
A Student Emergency Contact Form must also be completed and sent to the Landlord along with evidence of acceptance at UM.
Leases are normally written for a duration of one year but may vary for special UM programs. The Landlord shall at its sole discretion give the Tenant the option to renew or extend the lease on the premises for a subsequent year or shorter period at the same or at a modified rent. Tenant may indicate an interest in renewing or extending the lease. It is possible to opt for a Lease Term shorter than 6 months, subject to a further extension of 6 months at a rent increase of 5% for the extended period.
The rent and provisional utilities will be paid in advance in one combined payment no later than the 1st day of each calendar month. If not paid at the time of signing the lease, the First Month’s payment must be made at the time the student moves in. The Security Deposit payment is not rent, but a payment to cover damages or breakages which may have occurred during the lease term, and is refundable provided the student leaves the property reasonably clean and undamaged within 15 business days after moving out of the premises and has returned the keys.
